August wasn’t a month of dramatic price movement. The bigger story was choice.
239 homes sold
No change from August 2025
$612,691 average sale price
Up 2.7% year over year
$550,100 MLS® HPI benchmark price
Up just 0.2% year over year
1,397 active listings
Up 5.1% year over year
34 median days on market
Up from 29 days last August
So what does that actually mean?
Buyers generally have more to compare and a little more breathing room. Sellers still have buyers in the market, but those buyers have alternatives, making pricing, preparation and presentation increasingly important.
One number is particularly worth understanding: while the average sale price rose 2.7%, the benchmark price was almost flat. Those numbers measure different things, which is why headlines about the “average Kingston home price” don’t always tell you what is happening to the value of a particular home.
We broke down the numbers, including single-family homes, townhouses, condos, inventory, selling times and what they could mean heading into fall.
