
At the end of July, there were 1,500 active residential listings across Kingston and Area, the highest July inventory level since 2016. Inside the City of Kingston, however, active listings fell 10.9% from last year.
Both can be true, and that contrast is the most important part of this month’s market story.
The regional increase was not a sudden flood of new inventory. The 1,500 active listings were only 1.6% higher than last July. Instead, buyers across the wider region continue to have considerably more choice than they did during the unusually competitive markets of recent years. Within the City of Kingston, that choice has tightened, with new listings down 17.7% from July 2025.
Prices, meanwhile, remained remarkably steady. The MLS® Home Price Index composite benchmark was $552,500 across Kingston and Area, down just 0.6% over the past year. Within the City of Kingston, the benchmark was $579,500, virtually unchanged with a decline of only 0.1%.
For sellers, this is a market where local competition matters more than the regional headline. The City of Kingston had 3.7 months of inventory in July, compared with 4.9 months across the wider region. A successful selling strategy should consider recent comparable sales, current competing listings, your home’s condition and buyer activity within its particular price range.
For buyers, the broader region offers the greatest July selection we have seen since 2016. That can create more time for careful comparisons, inspections and thoughtful negotiations. However, buyers focused on a particular Kingston neighbourhood or property type may encounter considerably tighter conditions.
