The average sale price in June was $634,769, a modest 2% dip year-over-year. The benchmark price, which reflects typical home values, actually increased by 2.3% from May, reaching $571,800. This tells us prices aren’t falling — they’re adjusting.

Homes are selling for an average of 98% of asking price, proving that well-priced properties still command strong offers.

Inventory Is Up – and That’s a Good Thing

June brought 764 new listings to the market, pushing total active listings to 1,445 — the highest level in nearly a decade. That’s created 4.1 months of inventory, offering buyers more breathing room and more time to make confident decisions.

Homes Are Still Moving – But the Pace Has Shifted

With 356 homes sold in June and a median time on market of 20.5 days, it’s clear that properties are still selling — but not overnight. This gives buyers time to evaluate, and sellers time to market right.
